蓝带啤酒代理商斥5.11亿 承接天后金轮天地全幢
由内地财团持有天后金轮天地全幢银座式商厦,早前沦为银主盘,以5.11亿易手,买家为「蓝带啤酒」代理商荣兴集团叶树林家族,平均呎价约9832元。
市场消息指,金轮天地于11月13日以5.11亿元易手,新买家透过荣兴置富有限公司 (WING HING WEALTH INVESTMENT CO., LIMITED) 购入,该公司董事包括叶树林、叶振国及叶振都。

荣兴集团于1971年成立,创办人叶树林于泰国出生,返内地读书,曾在北京任职医生,1962年来港,弃医从商,由杂货铺发展成洋行,继而拓展多元化业务,最为港人熟悉,为该集团是美国蓝带啤酒代理权。
全幢面积逾5.1万呎
金轮天地位于电气道及琉璃街交界,楼高25层,2020年落成,每层约2124方呎,全幢建筑面积约51,971方呎,地铺租客包括万寧等民生行业,楼上食肆主导,目前出租率约70%,呎租约45至55元。

Secondary home prices on a downward spiral
Secondary private home prices fell to a six-and-a-half-year low after falling for three weeks in a row, according to an index compiled by a property agency.
The agency’s market index, which reflects the trend of Hong Kong's second-hand property prices, dropped 0.23 percent weekly to 150.71. For the past three weeks, it has been down by 2.1 percent.
The indexes for small and medium-sized flats and large-sized flats have dropped by about 0.2 percent and nearly 0.3 percent respectively.
Of the four districts, only Island District saw home prices rise by about 1 percent, while others reported a fall ranging from 0.2 percent to 1 percent.
With the index losing 3.87 percent this year, home prices are expected to dip about 5 percent for the whole year, as the sentiment in the secondary market remains weak and buyers have been drawn to new projects priced at market levels or lower.
In Quarry Bay, a three-room unit in Taikoo Shing was sold for only HK$ 7.9 million, or HK$11,466 per square foot, after the homeowner offered a cut of HK$2.6 million. The deal marked a paper gain of only HK$1.65 million.
Meanwhile, Regal Hotels International's (0078) bookings during the Christmas holidays are "ideal" and it is optimistic about the business during the New Year, said vice chairwoman Lo Po-man.
As more and more tourists are coming back to Hong Kong, some Regal hotels in the city have seen the prices and occupancy rates exceed 2019 levels, although two hotels near the airport haven't recovered to the pre-pandemic levels.
Lo expects the business related to the airport and exhibition can be boosted with the return of business travelers, as many large-scale events continue to resume in Hong Kong.
