富途证券早前承租金鐘统一中心34楼全层,建筑面积约2万方呎,作为新办事处,代替旧址统一中心13楼,该址啟用后,令富途在港总办公面积骤增80%。
富途指,旗下在港影响力提升,业务规模扩大,为应付日益增长的客户需求,以及作为环球业务的战略基地,富途将在港逐步增聘人手,新办事处提供多间会客室及现代化员工设施,预留了足够空间作未来扩展之用。
市值呎租40元
富途证券董事总经理谢志坚表示,富途在港扎根11年,团队规模亦增长超过10倍,成为本地最大科技券商。
业内人士指,目前统一中心市值呎租约35至40元,上址位处高层,景观开扬,估计呎租约40元,每月租金约80万。现时有不少证券商选择统一中心。
有本港代理表示,荃湾众安街106号地下放售,建筑总面积约1200方呎,意向价约5000万,平均每方呎约4.16万,由足疗店租用中,曾被饮食店铺承租,物业毗邻荃湾千色汇及杨屋道街市等,距离港铁荃湾西站约数10分鐘步程,有巴士及小巴穿梭往来。翻查资料,位处同一条街的相邻铺位于10年前以6800万售出,呎价达5.6万。

南丰旗下啟德AIRSIDE,随着商场开业,写字楼租赁步伐加快,该厦15楼早前租出,新租客为历德卡福连亚洲私人有限公司 (Lidl & Kaufland Asia PTE Ltd),为德国老牌超市。
料月租185万
上述15楼全层,建筑面积约5.36万方呎,租约由2024年9月至2029年9月,为期长达5年,市场人士估计平均呎租约35元,月租约185万,该间德国老牌超市Lidl于全球拥有超过1.12万间分店。
去年8月,日本最大银行MUFG BANK LTD承租该厦18及19楼2层楼面,约9万方呎楼面,呎租逾30元,月租约300万,属该厦瞩目租赁。
平均呎租约35元
今年初,一间总部设于尖沙咀的药业公司,承租该厦26楼单位,涉及约1万方呎,作为扩充规模用途,平均呎租逾40元,月租逾40万,该公司有感啟德甲厦设备新颖,租金相对尖沙咀廉宜,决定进驻作为试点,不排除未来继续在区内扩张规模。
去年11月,AIRSIDE 21楼全层,面积约3.75万方呎,由运动品牌PUMA承租,呎租逾30元,该品牌向来使用东九龙物业,曾租用九龙湾国际展贸中心,其后搬至活化工厦新明中心,租用两层楼面共约5.6万方呎,现时搬迁至AIRSIDE,整合业务,虽然减少楼面,惟物业质素提高。
AIRSIDE楼高47层,总楼面190万方呎,其中32层为甲级写字楼,提供约120万方呎楼面,呎租逾30至49元,除了南丰总部由中环迁入,租客大多数为外资公司,包括有法国赛博集团香港分公司及柯尼卡美能达商业系统。

Low-price test for Kowloon flats
CSI Properties (0497) unveiled its first price list for Topside Residences units in Jordan, with the cheapest of the 52 flats costing HK$4.79 million
Despite being in a densely populated urban area, the first batch is being priced at an average of HK$19,388 per square foot after discounts, which is 19 percent lower than neighbor Arbour, launched four years ago.
The prices are also nearly 20 percent cheaper than the second-hand units in the district.
CSI executive director Barry Ho Lok-fai said the list prices its urban homes at New Territories levels.
But they will rise in coming batches, warned deputy managing director for residential sales Mark Pak.
Like CSI, developers such as Wheelock Properties too have been pricing their first batches at levels of four or five years ago at the risk of losses to test market sentiment. They then raised prices modestly, if those first units get a warm market response, in subsequent lists to reduce losses.
The 52 Topside Residences units cost up to HK$11.59 million after discounts, with eight flats priced around HK$5 million after discounts.
This batch comprises 21 one-bedroom, 28 two-bedroom and just three three-bedroom units.
The show flats will be open to the public tomorrow.
A local property agency believes the first batch can be sold out given its competitive pricing.
Topside Residences offers a total of 259 units featuring one- to three-bedroom apartments with areas of 232 to 1,589 sq ft.
Elsewhere in Ho Man Tin, phase IIB of Onmantin received over 6,000 checks by 4 pm yesterday, marking a 22-fold oversubscription. The project, developed by Great Eagle (0041) and MTR Corp (0066), will start the first round of sales of 260 units on Saturday.
