Twenty One Whitfield共54房間 料作收租
全幢酒店獲本地投資者垂青,早前台資財團以2.68億元沽出北角全幢酒店,買家為港區全國人大代表陳振彬,料購入作收租之用。
資料顯示,北角威非路道21號Twenty One Whitfield酒店,以2.68億元成交。據了解,買家為陳振彬,他於2002年已獲委任為太平紳士,並曾獲政府頒授金紫荊星章。他現時擔任多項公職及其他社會職務,包括港區全國人大代表、關愛基金副主席及港鐵公司 (00066) 獨立非執行董事等。相信是次購入該酒店項目,料作長綫收租。
翻查資料,2021年他曾入市非住宅物業,斥資6,500萬元購入觀塘源成中心全層工廈。
平均每間房價約496萬
資料顯示,Twenty One Whitfield酒店,物業地盤面積約1,984平方呎,現為一幢32層之酒店,共54間酒店客房,部分房間更可享維港煙花景及維園景,總面積約34,803平方呎,項目以約2.68億元成交,平均每房價值約496萬元。翻查資料,該項目原由具台灣背景財團持有,於2014年以3.95億元購入酒店,財團持貨10年,蝕1.27億離場,幅度高達32%。
該財團於早年,連環購入工廈、甲廈及酒店,合共涉逾20億元,近期財團加快沽貨,包括數月前以1.6億元沽出九龍灣富臨中心全層樓面,蝕1.9億離場。另2009年財團以2.86億元,購入觀塘嘉鴻中心全幢工廈,早前進行標售,已於較早前截標,代理指項目獲多位本地投資者表示興趣。

海外家族投資者放售中環皇后大道中9號嘉軒廣場2樓的201至202號商舖,單位連租約出售,意向價約5,000萬元,以總建築面積約1,680平方呎計算,呎價約29,762元。
有外資代理行代理表示,嘉軒廣場地下7至9號舖近期由名店Giorgio Armani承租,租期由2024年9月至2029年8月,租約期達5年。

廖創興家族標售 富慧閣估值11億
由廖創興家族成員持有的南區淺水灣道94號富慧閣現委託代理招標放售,估值約11億元。
有代理表示,淺水灣道94號現為富慧閣的住宅地盤,以轉讓公司形式招標放售,地盤面積約29909方呎,可按地積比率0.9重建,可建總樓面面積約26918方呎。據了解,項目市值約11億元,以重建樓面計算,每方呎樓面地價約4.09萬元。
富慧閣現為一幢3層高住宅,1986年落成,一梯兩伙共有6個住宅單位,皆屬實用面積3504方呎的5房戶,另設有蓋停車場、兒童遊樂場及公用泳池。根據代理資料,富慧閣曾有住宅單位放售,其中一個高層戶今年3月以1.4億元放賣,以實用面積3504方呎計,呎價近4萬元。

101 Kings Road priced 20pc below North Point neighbors
101 Kings Road in North Point, developed by Wang On Properties (1243), unveiled the first price list involving 51 flats, with an average price of HK$20,800 per square foot after discounts, 20 percent lower than nearby newer projects in the neighborhood.
The price list includes 18 units of one-bedroom and 33 units of two-bedroom, with discounted prices ranging from HK$4.88 million to HK$10.06 million.
The sale will be launched at the end of next week at the earliest.
In Ho Man Tin, 233 Prince Edward Road West, co-developed by Sun Hung Kai Properties (0016) and Wheelock Properties, announced plans to put eight flats on the market by tender this week.
The flats are four featured units - including the biggest in the whole project - and four four-bedroom units.
SHKP said the price will be referenced to those in its Kai Tak project Cullinan Sky.
In Hung Shui Kiu, High Park I, developed by Asia Standard International Group (0129), sold three flats for HK$13.54 million yesterday, including one two-bedroom unit for HK$4.48 million, with an average price of HK$9,920.
Asia Standard International Group's executive director Phileas Kwan Po-lam said the project has sold 28 flats in less than two weeks since November so far amid improved market sentiment as interest rate cuts and favorable measures in the policy address.
High Park I offers a total of 623 flats, ranging from one- to three-bedroom units.
In Hong Kong Island's Southern District, One Stanley, developed by K&K Property Holdings, sold a mansion for HK$96.13 million by tender.
The 2,781-sq-ft flat has four bedrooms as well as a 424-sq-ft garden and 526-sq-ft balcony, with an average price of HK$34,569 per sq ft.
In the secondary market, a two-bedroom 517-sq-ft flat at Laguna City in Lam Tin sold for HK$4.5 million, with the average price as low as HK$8,704 per sq ft and HK$600,000 less than the asking price.
In other news, the Hongkong and Shanghai Banking Corporation expects Hong Kong's property prices to stabilize in the second half of the year and rise by 5 percent next year.
The lender said it was due to higher rents attracting more homebuyers intending to invest.
It is bullish on SHKP and Kerry Properties (0683), offering target prices of HK$116 and HK$19.6 respectively, both at a buy rating.
The bank said that SHKP is one of the major beneficiaries of the market recovery and Kerry enjoys a better outlook on its luxury residential projects.
