甲廈上月租售價 連跌13月

疫情持續,商廈業主擴大議價空間,有代理的研究報告指,上月甲廈租售價連跌13個月,當中售價按月挫0.8%,甲廈租金由去年中的高位累積跌幅達24.8%,不少業主除減免租金之外,也推出多項優惠以吸引租客。

報告指出,由於新一輪疫症下不少業主減價,寫字樓租售價繼續下跌,以全幢買賣而言,佐敦同昌商業大廈全幢落實以5.1億元易手,是今年首宗全幢商廈買賣個案;至於長沙灣青山道Peak Castle全幢商廈,也快將以18億元成交。

分散業權甲廈方面,7月份繼續錄得多宗低價成交,包括上環信德中心西翼單位,以每呎約2萬餘元售出,拖累上環甲廈平均呎價按月跌2.8%,最新平均呎價24,038元,重返2016年12月的水平。

代理:下半年維持平穩

由於業主減租幅度更大,令到寫字樓租金拾級向下,隨着商廈空置率增加,愈來愈多業主除了減租之外,紛紛提供更多優惠以吸引租客,包括提供免費車位予新租客、增加免租期,以及可商議租期等措施,以吸引潛在客戶。由於多座散業權甲廈的租金水平已經累積一定跌幅,相信稍後再大跌空間有限,反而由發展商持有的統一業權甲廈,預期稍後面對的租金壓力將會較大。

代理指出,雖然本港出現新一波疫情,但市場已經逐漸適應後疫症時代下的新格局,相信下半年散業權商廈的租售價將會先跌後升,總計下半年則維持平穩。成交量方面,由於減價盤增多,交投未見大幅下跌,因此該代理預計下半年商廈成交量將明顯較上半年回升。

工商鋪交投「疫」市回升按月買賣增10%投資者趁低吸納

肺炎疫情升溫,後市趨不明朗,然而,上月工商鋪交投「疫」市回升,據代理的資料顯示,7月份工商鋪共錄338宗成交,按月升10%,業內人士指出,隨着淡市持續多時,業主大幅減價,吸引投資趁低吸納。

上月工商鋪交投上升,代理指出,基於業主大幅減價帶動買賣,每一個質素佳、低市價盤源,都錄多枱投資者出價,最終成功沽售。尤其大幅跌價鋪位,去貨迅速,現階段價格正在尋底。

代理資料顯示,7月份工商鋪各錄得257宗、38宗及43宗,合共338宗,較6月份的共304宗,按月錄得升幅10%,然而金額錄37.7億,較6月份56.16億跌32%,主因6月份錄多宗巨額買賣,帶動金額上升。

上月共錄338宗成交

代理續說,持續逾一年淡市,工商鋪價格大幅回落,鋪價尤甚,高位回落逾30%甚至40%,商廈價格20%至30%,工廈跌幅大約只有逾10%。該代理表示,由於工廈價格一直處低水平,基數低,跌幅有限;上月隨着投資者拆售餘貨,帶動交投上升。

該代理又表示,近期實力投資者入市,紀惠集團行政總裁湯文亮,拍板購入灣仔新銀集團中心26樓連2個車位,呎價僅1.8萬,扣除車位,平均呎價只有1.7萬水平。正八集團主席廖偉麟上月以每呎約2萬「低撈」上環信德中心招商局大廈

涉金額37.7億 按月跌32%

廖偉麟接受本報查詢回應,他不知市場何時「見底」,惟他因應能力出手,現時水平值得買,把握機會購入,未來數月市況有可能再跌,假如價格進一步下跌,他會尋找機會繼續吸納,主要吼商廈和鋪位。

Tuen Mun homes sell out as confidence returns

Homebuyers shrugged off fears over the third wave of Covid infections, snapping up all 185 flats on offer at Seacoast Royale in Tuen Mun yesterday, as secondary transactions at ten blue-chip housing estates almost tripled over the weekend.

A property agency recorded 14 secondary transactions at ten major estates over the weekend, up by 180 percent week-on-week, as some vendors cut their asking prices.

In Quarry Bay, a 593-sq-ft flat at Taikoo Shing changed hands for HK$10 million, or HK$16,863 per sq ft, after HK$1.8 million was cut from the asking price.

Another 596-sq-ft flat at the estate fetched HK$10.43 million, or HK$17,500 per sq ft, after HK$1.07 million was slashed from the asking price.

In Hung Hom, a 639-sq-ft flat at Whampoa Garden sold for HK$9 million, after HK$1.2 million was rubbed off from the asking price.

In the primary market, Empire Group and Hong Kong Ferry (0050) sold all 185 units in the third and fourth price lists for Seacoast Royale in Tuen Mun. Together, the two lists were 50 times oversubscribed, with 9,500 checks received for the 185 flats on offer.

The 62 flats in the fourth price list were priced at an average HK$14,393 per sq ft after discounts, around 6 percent higher than the first price list.

In Kau To Shan, Wing Tai Properties (0369) and Manhattan Group sold a 2,902-sq-ft luxury house at La Vetta by tender for HK$81.5 million, or HK$28,084 per sq ft.

In other news, the rents and selling prices of Grade A office buildings both fell for the 13th straight month in July, according to another property agent.

The selling prices of Grade A office buildings dropped by 0.8 percent month-on-month in July, while rents fell by 1.2 percent.

With the vacancy rate of commercial buildings rising, more landlords are now offering favorable terms to attract tenants, such as free car parking spaces, rent-free periods and negotiable tenancies, according to the real estate agency.
