Authority received at least six bids for the Shing Tak Street/Ma Tau
Chung Road redevelopment project in Kowloon City, including ones from
New World Development (0017), Wheelock, Sino Land (0083) and K Wah
International (0173).
One of the pilot schemes
for the redevelopment of buildings belonging to civil servants
co-operative building societies, it had earlier had received 32
expressions of interest.
The market valuation of
the project ranges from HK$2.38 billion to HK$3.11 billion, or from
HK$5,740 to HK$7,500 per square foot.
A surveyor said that the
consecutive unsuccessful bids for two sites in Tung Chung may not
necessarily influence developers' pricing strategies for this project.
However, bids may be
impacted by the number of East Kowloon projects nearing completion and
the current high-interest environment and the surveyor didn't dismiss
the possibility that the sale might fail.
The project spans 46,103 sq ft and is expected to yield around 640 homes.
Market watchers believe
that if the project is sold for more than HK$8.25 billion, equivalent to
HK$19,884 per sq ft, 40 percent of the additional profit will be
allocated to the URA as a bonus dividend.
Since the start of 2022
till now, four government sites - excluding MTR Corporation (0066) and
URA plots - have failed to sell, exceeding the combined total of three
sites for the preceding seven-year period of 2015 to 2021, an
international property agency firm said, which anticipates there will be
more land tender withdrawals.

市建九龍城項目6大財團入標
市區「靚地」新供應罕有,市建局九龍城盛德街項目昨日截標,吸引各大財團角逐,打破日前港鐵東涌地「零標書」局面,共收6標書,除有一眾本地「本地薑」外,亦有合組財團競逐;業界人士指,標數符合市場預期,出價會考慮周邊發展因素等,料財團出價審慎。
市建局九龍城盛德街/馬頭涌道發展項目,於8月底合共接獲32份意向書,10月邀請32家發展商及財團入標競投,昨結束近三個月招標程序。市建局公布,項目共接獲6份標書;標書數目符合市場預期。據現場所見及綜合市場消息指,包括長實、新地、新世界、會德豐地產及嘉華國際,而信和夥拍招商局置地及鷹君集團合組財團遞交標書。
鄰近港鐵站具吸引力
市建局指,該局董事會設立的招標遴選小組,將詳細考慮及審議接獲標書,並向董事會提交建議。董事會將就批出項目合作發展合約作決定。
會德豐地產高級經理 (物業發展) 何偉錦表示,項目位處市區,而且鄰近港鐵站,故集團以獨資方式入標,強調會計自己數。
嘉華國際香港地產發展及租務總監尹紫薇認為,項目發展相對簡單,以獨資方式競投。
新世界發展總經理-物業盧子豪表示,項目位處市區,鄰港鐵站,具吸引力,並透露出價已考慮周邊發展因素;另外,他認為美國加息料見頂,再者新一份《施政報告》政策,有利樓市發展,對後市有信心。
有測量師指,在加息大環境下,入標反應合理,與該局早前土瓜灣小區規模相若項目,由於今次招標條款未有建地下商業街或共持商業部分等複雜條款,亦沒有入標價門檻。
另一測量師稱,以近期投地表現來說,表現尚算理想,由於屬首個公務員合作社試點項目,若成功出售,對往後同類項目有帶頭作用。

上海街商廈3450萬售 24年升值逾3倍
旺角上海街建材段全幢商業樓,以3450萬易手,於24年間升值逾3倍。
上址為上海街671號全幢商住樓,佔地面積約1000方呎,入則閣約800方呎,1至5樓每層約900方呎,合共約6300方呎,以3450萬成交,平均呎價僅5476元,該地舖及閣樓租客浩華木門,月租10.5萬,樓上作為寫字樓,月租4萬,合共14.5萬,新買家料回報約5厘。原業主於1999年12月以830萬買入,持貨24年帳面獲利2620萬,物業升值逾3.15倍。

盛滙商舖基金創辦人李根興表示,該物業今年7月曾以3800萬註冊,但大廈沒有滿意紙,買家最後取消交易,現時4個月後賣平9.2%,全幢建築面積約6300方呎,平均呎價僅5476元。
