Wang On Properties (1243) unveiled prices for 30 more homes at Finnie in Quarry Bay, with the project receiving more than 180 checks, making the flats on offer two times oversubscribed.
The flats in the second
price list list are priced at an average of HK$21,034 per square foot
after discounts, about 8 percent higher than the first price list.
The batch contains 14
one-bedroom and 16 two-bedroom units, and the prices range from HK$5.03
million to HK$8.54 million or HK$18,615 and HK$23,470 per sq ft, after
discounts.
The cheapest unit is a
one-bedroom flat on the seventh floor with the area of 270 sq ft, priced
at HK$5.03 million after discounts.
The 30 flats in the first list were priced at an average of HK$19,503 per sq ft after discounts.
Finnie offers a total of 90 flats.
In the secondary market,
Hong Kong's 10 major housing estates saw 12 deals over the weekend, the
same as the previous weekened,a local property agency said.
It was a third consecutive week of double digit deals, it added.
An agent predicted that
this month will see a new low in the number of primary market sales
since the removal of all housing curbs in February.
As the primary market remained relatively quiet in August, buyers were lured to the secondary market.
Another property agency
posted 14 deals at 10 blue-chip estates during the weekend, up by 16
percent week-on-week, and a new high in 20 weeks.
The increase in rents drove some tenants to buy flats, another agent said.
The agent also predicted
that some developers would launch more new flats when the US Fed cuts
the interest rate. By then, homebuyers will be attracted back to the
primary market, the agent said.

全球經濟低迷,企業積極重整業務,7月份商廈錄約466宗租賃,按月升約11%,有本港代理行預期,商廈租務競爭劇烈,租金走勢短期內疲弱,隨着議價空間進一步擴大,帶動租務上揚,料改善空置率。
該行代理表示,根據資料顯示,7月份商廈市場錄約466宗租賃,按月及按年分別升約11.48%及約1.3%;金額錄約3598萬,按月及按年分別跌約3.11%及約12.51%,月內矚目租務包括中環皇后大道中9號18樓全層,面積約13742方呎,以每月約68萬租出,呎租僅約49.5元,較6年前高位大跌近50%。

7月份港島整體空置率12.74%,對比6月份下降0.1個百分點,惟對比去年同期錄的12.22%則上升0.52個百分點,反映空置需時消化,金鐘及中環持續改善,7月份分別錄8.43%及11.8%,按月分別遞減0.03及0.43個百分點,金鐘連續4個月下跌,反映企業傾向進駐區內優質甲廈。上環區較遜色空置率錄12.93%,按月及按年分別遞增0.36及1.69個百分點,持續增長。
九龍整體空置率錄約13.43%,按月跌0.41個百分點,與去年同期對比則增約0.61個百分點,九龍灣及觀塘甲廈空置率分別錄21.34%及13.08%,按月分別減1.33及1.32個百分點,按年則升0.83及2.98個百分點;尖沙咀按月升至0.63個百分點至8.96%,按年則跌0.6個百分點。

工商舖暫錄1920宗買賣按年跌20%
有本港代理行指,在高息環境下,借貸成本高昂,投資者觀望。該行代理表示,綜合土地註冊處數據顯示,今年首7個月共錄1920宗註冊,按年跌約20.8%,金額錄約253億,按年減約10.4%。
工商舖三板塊成交全線下跌。今年首七個月工廈註冊量993宗,按年跌約23.1%,金額錄約86.0億,按年跌約10.1%,售價暫累跌約6.3%,租金今年以來累跌約2.1%。
金額253億按年減10.4%
今年上半年,買家不乏本地中小企用家,內地資金則以大型駐港機構為主,國有電訊企業買入北區工廠。外資取態偏審慎,期內較矚目為外資退休基金買入西環全層工廈。
商廈市場上,該代理指今年首七個月寫字樓註冊量391宗,按年跌約26.8%,金額錄約58.7億,按年跌約25.3%。上環88WL全幢及中環皇后大道中9號高層全層,分別以7億及3.1億成交。指標甲廈及乙廈售價今年以來累跌約12.3%及1.9%。
甲廈租金累跌約7.3%
甲廈租金今年以來累跌約7.3%,乙廈累升約3.2%,在息口高企以及地緣政局緊張環境下,本港股市集資活動淡靜。投資銀行業務連帶會計及法律等行業受衝擊。不過,隨着政府重啟投資移民計劃,加上財富管理行業將資產作全球布局,本港作為國際財富管理中心地位舉足輕重,保險及資產管理主導商廈租賃。
該代理指,今年首七個月共錄536宗商舖成交,金額錄約108.4億,比去年同期分別減10.7%及上升0.03%,金額較去年同期微升,主因華懋集團今年3月以40.2億購入荃灣愉景新城基座商場及車場。上半年有不少中資餐飲品牌攻港,集中四大核心區,看準旅遊業和零售業復甦。民生區商舖受北上熱潮影響,空置率比去年上升。
