Secondary home sales stable as market awaits rate cuts


Secondary home sales in Hong Kong remained stable over the weekend as more new homes in Quarry Bay were rolled out.

Finnie in Quarry Bay put another 22 units on the market after selling 47 flats, or nearly 80 percent of the first batch, during its first round of sales on Saturday.

Developed by Wang On Properties (1243), the project sold out all one-bedroom flats on the first day and raked in more than HK$280 million in one day.

The third or final price list offers 22 flats with prices ranging from HK$5.07 to HK$9.14 million after discounts.

The average price per square foot after discounts is HK$22,741.

The final batch is more expensive than the first, which was priced between HK$4.29 million and HK$8.54 million after discounts.

An agent said that the market would see 500 new home deals this month, the lowest since the removal of all housing curbs in February.

Also in the primary market, Sun Hung Kai Properties (0016) plans to launch three new residential projects in the next two months.

The new projects are Victoria Harbour II in North Point, The Yoho Hub II in Yuen Long and Cullinan Sky Phase 1 in Kai Tak.

In the secondary market, Hong Kong's 10 major housing estates saw 11 deals over the weekend, one less compared to a week earlier, but a fourth consecutive week of double-digit sales, the agent said.

The number of projects that recorded no transactions over the weekend dropped to five, and Mei Foo Sun Chuen in Lai Chi Kok and City One Shatin were best-sellers among the 10 major housing estates, with three deals each.

The agent believes the market will perform next month when the United States starts to interest rate cuts, which the agent said will unleash pent-up demand.

Last Friday, US Federal Reserve chariman Jerome Powell said that the time has come to start cutting interest rates.

Another property agency posted 12 transactions at 10 blue-chip estates during the weekend, a consecutive third weekend of double digit sales, though decreasing by 14 percent week-on-week.

Another agent said the drop was mainly due to the launch of some new projects and homebuyers waiting for interest rate cuts.

黃竹坑S22甲廈連錄大手租賃 帝國集團李康妮:推多重優惠吸客

商廈空置率創歷史新高,對發展商及業主來說,成功出租物業成為挑戰。其中,黃竹坑甲廈空置率高達23%,帝國集團資產管理董事李康妮表示,集團就旗下地標甲廈S22,推出靈活條件及多重優惠吸客,項目連錄大手租賃。

李康妮表示,旗下黃竹坑S22甲廈21樓半層,面積約4500方呎,剛由醫療行業以每月約10.8萬承租,呎租約24元,新租客來自荔枝角區甲廈,因應業務拓展,搬遷後勤部門以減省開支,並計劃一年內擴展至全層單位。目前,該廈最大租客為香港芭蕾舞團,租用6樓全層約8633方呎,月租約20萬,呎租約21元。

醫療行業10.8萬租半層

她續說,7至25樓招租中,意向呎租24元至28元,大廈獲半零售,教育及體育相關行業洽租,集團亦着重傳統寫字樓用戶,目標資訊及金融科技行業等,坐擁山海景高層吸納金融機構,半零售及學校鍾情低層單位,大手客投入較多裝修費,傾向長約,甚至一簽5年。

帝國集團提供多重優惠予S22租戶,包括延長免租期,補貼裝修及還原費。為激勵租客盡快進駐,凡今年12月前簽約,可獲豁免首6個月管理費,相等於一個月租金。

大廈出租率約30%

S22總樓面16.35萬方呎,目前出租率30%,李氏續說,因應新一代企業彈性工作模式,除了全層外,集團提供靈活組合,單位面積由1000方呎起,半層則為4000方呎,吸引支付較貴租的傳統寫字樓租戶遷入區內,東九龍成為目標,數碼港用戶習慣於南區工作,對黃竹坑深感興趣。

帝國集團自用最高26至28樓共3層樓面及天台,涉逾2.4萬方呎。項目落成後,經管理層給予指導性意見,大堂以至其他樓層設計、擺設及色澤作微調,精益求精。

區內空置率高逾23% 料年內租金微調

黃竹坑新甲廈相繼落成,令區內空置率升至高逾23%,帝國集團資產管理董事李康妮預期,年內租金料微調2%至5%。

李康妮坦言,香港現時面對經濟挑戰,美國大選,外圍因素未明朗,企業傾向保守審慎,加上商廈供應多,今年以來,單是中環及黃竹坑新供應120萬方呎,根據過去紀錄,每年吸納量只維持100萬方呎,2025至2027年再有350萬方呎樓面應市,單是銅鑼灣明年供應260萬,故此空置率維持,不論核心或非核心區租金有下調壓力,業主議租時傾向寬鬆態度。

跌幅2%5%

集團旗下尖沙咀中間道11號前海員之家,重建為Kimpton Hong Kong,酒店樓高40層、總樓面31萬方呎,坐擁490多個房間,集團跟洲際酒店合作,屬行內最高品牌,預期明年第三季投入服務。

有代理表示,近年黃竹坑區內多幢甲廈相繼入伙,推高區內空置率,現時高達23.71%,較去年同期微升0.38個百分點。
