The Uppland dominates flat sales as high rents to spur market


The Uppland, the first phase of Gold Coast Bay in Tuen Mun, swept primary-market home sales over the weekend, seeing deals for 119 units on Saturday.

Located in the Castle Peak Road-Castle Peak Bay area, Gold Coast Bay is the first local residential project by Early Light International, founded by "King of Toys" Francis Choi Chee-ming.

Gold Coast Bay offers 1,323 flats in total with the first phase, The Uppland, providing 692 flats.

Early Light started the second round of sales on Saturday involving 139 units, with about 86 percent sold out on the first day, according to market sources.

The homes put up for sale on Saturday cost between HK$2.23 million and HK$7.76 million after discounts.

The 139 homes in the second round of sales attracted 8,980 checks in total, making for an oversubscription of more than 63 times.

Overall sales in the market for the day was estimated at 132 sales.

With The Uppland dominating sales, phase 3B of Novo Land in Tuen Mun saw only four deals.

Coming up in Ho Man Tin will be a new project, One Princeton. The launch, to see 80 units put on the market, could happen as early as next month, developer Excel Billion disclosed.

Squeezed by new home sales, the secondary market remained sluggish.

The 10 major estates posted just six transactions, slumping by 40 percent from one week ago, data from a local property agency showed.

Besides the new launches, the Olympics Games that kicked off on Friday and recent rainstorms also weakened appetite for home visits, an agent said.

The agent expects interest rate cuts by the US Federal Reserve, forecast to start in September, to stimulate the local market.

Ten estates tracked by another local property agency also saw the number of deals plunge by 45.5 percent to six.

The transaction volume in another measure of 15 major estates also dipped 46.2 percent to seven, the agency said.

Though deals for secondary-market homes remains restricted by new projects, more tenants are expected to consider buying as rents remain stubbornly high, another agent said.

近日商廈買賣氣氛回暖,屢見用家及投資者出手,長沙灣南商金融創新中心全層連45個車位,剛獲投資者斥資約4.1億買入。

有代理表示,南商金融創新中心 17樓全層,建築面積約24406方呎 ,連同位處地庫45個車位,以4.1億易手,扣除車位每個約180萬 (45個共值8100萬),寫字樓平均呎價1.34萬。該代理續說,該名投資者看好長沙灣潛力,見該廈為該區可供拆售甲廈,質素媲美發展商新世界K11 ATELIER 系列,並預期下半年進入減息周,物業市道即將復甦,大手購入該廈寫字樓連車位,作為投資用途。

寫字樓呎價1.34

該代理又說,該17樓全層可360度望海景,大廈每層設行政人員洗手間,育嬰室及茶水間,1樓大堂設行政人員休息室,提供沐浴設施,2樓為園林花園。

南商金融創新中心不乏知名用家及租戶,其中,南洋商業銀行於2021年9月,斥資12億購入該廈頂樓3全層連命名權,每層樓面介乎2.08萬至2.46萬方呎,總樓面近6.8萬方呎,平均呎價約1.75萬,創項目呎價新高。

每個車位價值180

HKU SPACE (香港大學專業進修學院) 亦選址該廈,並大肆擴充,早於2021年斥資約2.88億,購入5樓全層,在此設立學校,隨後,該學院相應承租更多樓面,包括12樓全層,建築面積約24426方呎,及後再「加碼」承租7、8、10及11樓部分樓面,面積共約20508方呎,目前,該學院於同廈使用樓面,共近6.9萬方呎,較南洋商業銀行還要多。

南商金融創新中心鄰近港鐵荔枝角站,距離高鐵站約8分鐘車程,前往港珠澳大橋約26分鐘車程,30分鐘車程可抵達機場及深圳灣公路大橋,由前海和南山起程,經高速公路約半小時到達長沙灣。

Prada傳落戶K11Musea 承租8000呎巨舖

近期舖位租賃持續,奢侈品牌動向受關注,意大利奢侈品牌Prada最新傳落戶尖沙咀K11 Musea商場,承租一個8000方呎巨舖,開設大型新店。

彭博昨日引述消息人士指,Prada承租尖沙咀K11 Musea商場複式舖,樓高2層,裝修工作即將展開,預計明年初開幕,租金除了固定金額外,並取決於銷售金額 (即俗成的分成計算)。這是繼Prada繼2020年遷出銅鑼灣旗艦店,四年來在開設第一間大型新店,根據Prada網站指,該品牌在舖市暢旺時坐擁9間門市,目前則為6間。

預計明年初開業

經歷疫市洗禮,核心區舖租大跌,根據戴德梁行資料顯示,在K11 Musea所在的尖沙咀區,核心街道舖租較2019年低45%。

市場對奢侈品消費仍然樂觀,上月,置地啓動「Tomorrow's CENTRAL」項目,與奢侈品牌租戶共投資逾10億美元 (港幣約78億元),全面升級置地廣場,其中,置地將投資約31億,租戶將額外投資約47億,該項目為期3年,第一期工程將於今年第三季開始。在升級期間廣場繼續開業,租金收入暫且稍為減少,但更多新店鋪將在未來3至4年逐步開業,可帶來額外收入。
