New World gets $9b bid for K11 Art Mall


New World Development (0017) has received a HK$9 billion bid for its K11 Art Mall in Tsim Sha Tsui from a unit under state-backed China Resources.

The offer was made by CR Longdation, a subsidiary of China Resources Holdings.

The property generates HK$40 million in rental income a month. Combined with the reported bidding price, the purchase could record a return of over 5 percent.

CR Longdation may be the only buyer of shopping malls in Hong Kong, sources said. The state-backed company was also said to have proposed a HK$2 billion bid for a batch of shops at Cityplaza in Quarry Bay, an office and shopping mall complex developed by Swire Properties (1972).

Swire Properties responded that it makes no comment on market rumors.

News of the bids come at a time when Hong Kong's retail market continues to suffer from an ongoing northbound wave of Hongkongers across the border and changed consumption patterns among mainland tourists.

K11 Art Mall, which fully opened in 2009, is one of the landmark buildings at the heart of Hong Kong's shopping district Tsim Sha Tsui.

The property and other malls under the brand K11 feature a combination of luxury and art.

The sale would provide much-needed capital for New World to improve its debt levels, currently the highest among peers.

"The company might need to sell more non-core assets to reduce debt due to high leverage and borrowing costs," said Bloomberg Intelligence analyst Patrick Wong, who added that it will lose rental income as a tradeoff.

The potential transaction could reduce about 4.7 percentage points from its ratio of net debt to shareholders' equity, to 78 percent, Wong estimates.

New World, led by Adrian Cheng Chi-kong, has been offloading its assets to trim leverage for the past few years.

The company had expected to complete the sale of HK$8 billion of non-core assets by the end of June.

Onmantin rolls out prices for 84 flats

Onmantin phase IIA in Ho Man Tin has rolled its first price list, offering 84 flats on the market.

The cheapest flat is a two-bedroom unit priced at HK$9.41 million.

Co-developed by Great Eagle (0041) and MTR Corporation (0066), the average price for the first list is HK$20,772 per square foot after discounts. That is 3.9 percent higher than Onmantin phase IIB's HK$19,988 per sq ft, which released its first price list in April.

The list comprises two-and three-bedroom units ranging from 482 sq ft to 725 sq ft.

Prices after discounts are between HK$9.41 million and HK$16.65 million.

The cheapest flat is Room E, on the second floor of tower three, with an area of 490 sq ft. It costs HK$19,208 per sq ft after discounts.

Elsewhere in the residential market, Kowloon Development's (0034) Upper Manor project located on High Street in Sai Ying Pun will offer 111 flats.

The project, a 26-story residential building, will be put up for sale by the end of September at the earliest.

華潤隆地10億 洽購旺角MPM商場5成

積極物色項目 涉尖沙咀K11商場太古城商舖

華潤隆地今年吸納兩項商場舖位,消息指,該集團正在港物色多項大型商場及商舖,包括旺角MPM文華商場一半業權,總樓面約3.6萬平方呎,涉及約10億元。

近日市場傳出,華潤隆地積極進軍本港商舖市場,收購核心區及非核心區商場及舖位,名單包括有尖沙咀K11商場、太古城商舖等。此外,消息指,該集團亦有洽購投資者黎永滔持有旺角砵蘭街MPM商場一半業權,涉及約10億元。該商場位處朗豪坊對面,人流極為暢旺。商場樓高6層,涉及多個舖位,目前由日式超市、快餐店、化粧品店等租用,尚有部分舖位交吉,現時商場每月租金收入約700萬元。

翻查資料,旺角MPM商場前身為新文華戲院,2005年由資深舖位投資者黎永滔夥拍大鴻輝以3.98億元購入,及後改造成為MPM商場。

此外,市場亦傳出,華潤隆地向多個大型發展商洽購項目,當中包括向新世界 (00017) 洽購尖沙咀K11 Art Mall,涉及34萬平方呎樓面,屬集團旗下核心商場之一。較早前,集團接受訪問時指K11購物藝術館過去5年轉型後雖經歷新冠疫情,但商戶出租率一直保持接近100%。

今年已購藍塘傲葵芳匯商場

此外,消息指該集團亦向太古地產 (01972),洽購太古城屋苑地下的商舖物業,料涉及約10萬平方呎。

華潤隆地今年先後在港收購兩商場,包括以5.4億元,購入將軍澳藍塘傲基座。至於年初,集團以3.1億元,向資深投資者羅守輝購入葵涌葵芳匯多層舖,面積約2.2萬平方呎。

凱龍瑞灣仔333 HENNESSY多層 1.4億售內地客

近期整體商廈交投有所增加,消息稱,凱龍瑞基金沽出灣仔333 HENNESSY多個單位,合共涉資約1.4億元,由內地投資者承接。

呎價8基金沽清單位

凱龍瑞發展的333 HENNESSY商廈,於兩年前拆售,並沽出部分樓面。消息指,近日一內地投資者,向凱龍瑞購入該廈所有剩餘單位,涉及多個全層,面積合共約1.8萬平方呎,部分單位連同租約,成交價逾1.44億元,呎價約8,000元,意味該基金已沽清該廈單位。

翻查資料,兩年前項目拆售時,單位呎價約1.5萬至1.7萬元,而銷情因整體商廈市況轉弱而放緩。按最新成交價計,已較之前大幅下跌一半。

物業樓高23層,地下至10樓為商舖用途,11至23樓為商業用途,每層面積約1,200至1,600平方呎。

翻查資料,物業前身為商住大樓軒轅大廈,2016年9月廠家約2億元把軒轅大廈售予投資者林子峰,林購入後原打算重建,惟2017年初市況向好,即以3.2億元沽出,由凱龍瑞基金承接,並斥資進行重建。

長沙灣東方國際大廈高層3個相連單位,以月租約12.1萬租出,新租客為科技公司,平均呎租約27元。

有代理表示,長沙灣大南西街1016至1018號的東方國際大廈錄租賃成交,位於高層3個相連單位,建築面積共約4495方呎,新近以月租約12.1萬租出,平均呎租約27元,新租客為科技公司。此外,同幢另一高層單位,建築面積約1482方呎,亦剛以月租4.1萬租出,平均呎租約28元,新租客從事網絡維修行業。

該代理指,近年高鐵效應帶動下,九龍西上區內多幢新型工商大廈相繼落成啟用,獲得各行業青睞,包括創科公司進駐。

由資深投資者「台灣張」張彥緒持有的上環帝權商業大樓基座及一籃子物業,佔大廈業權35%,獲準買家以8300萬洽購。

上環德輔道西32至36號帝權商業大樓地庫、地舖、閣樓、1樓及2樓全層連部分天台,總建築面積約9901方呎,早前推出放售,意向價約9800萬,獲準買家以約8300萬洽購,平均呎價8383元。

張彥緒於2017年12月以1.4億購入物業,時為商廈高峰期,假若最新落實以8300萬易手,帳面虧損5700萬,持貨逾6年,物業貶值約41%。

帝權商業大樓位於德輔道西、高陞街及皇后街交界,現時為一幢17層高商業大廈連1層地庫,享999年地契期限。

連命名權及外牆使用權

據了解,上述出售部分佔全幢物業業權35%,同時連大廈命名權及大廈外牆使用權,地舖及閣樓外牆設有矚目戶外廣告。

該地段是著名「海味街」,聚集海味及南北行等商店,現時地舖亦錄海味店承租,為長情租客。

該廈距離港鐵上環站及西營盤站約7分鐘步程,前往信德中心、港澳客運碼頭步程約10餘分鐘,來往澳門及內地極為方便。
