101 Kings Road hikes third list prices by 7pc


Wang On Properties (1243), the developer of 101 Kings Road in North Point, unveiled the project's third price list yesterday, offering 26 flats at an average price of HK$23,393 per square foot after discounts.

This is 7.3 percent higher than the prices in the second list released on Saturday, which offered 26 flats at an average price of HK$21,808 per sq ft after discounts.

The project has received over 750 checks for 103 flats in two days, making them over six times oversubscribed.

The new flats have areas of 244 to 434 sq ft and are priced between HK$5.64 million and HK$10.38 million. They include seven one-bedroom and 19 two-bedroom units.

In Ho Man Tin, 233 Prince Edward Road West, co-developed by Sun Hung Kai Properties (0016) and Wheelock Properties, is poised to roll out eight flats by tender on Tuesday.

The eight flats, ranging from 966 to 1,748 sq ft, will refer to the SHKP's Kai Tak project Cullinan Sky while setting prices.

In Hung Shui Kiu, High Park I, developed by Asia Standard International (0129), sold three flats worth HK$14.87 million in the weekend, including the last three-bedroom unit in the project.

The Knightsbridge, which is being developed by six builders including Henderson Land (0012) in Kai Tak, announced plans to launch 15 flats on sale today by tender.

The project has sold 41 flats in one month since its completion, cashing over HK$1.58 billion.

Also in Kai Tak, Double Coast I, built by four developers including Wheelock Properties and Henderson Land, sold two flats worth HK$16.21 million on Friday.

In Fo Tan, The Arles, developed by Centralcon Properties, sold two flats yesterday worth a total of HK$20.64 million.

The project sold 15 flats worth over HK$120 million this month. A total of 1,225 flats over 94 percent of the 1,335 flats in the project have been sold since sales were launched in 2021.

In Hong Kong Island, Victoria Coast, developed by Chinachem Group, sold two flats by tender on Friday.

The project sold 10 flats so far, cashing in over HK$270 million.

In the secondary market, the city's 10 major housing estates recorded six deals over the weekend, 25 percent less than the previous week, hitting a four-month low.

It is the result of fluctuation in the Hong Kong stock market, such as the Hang Seng Index slumping below 20,000 points and homebuyers' wait-and-see attitude towards interest rate cuts after the US presidential election, a property agent said.

商廈錄約526宗租賃 本港代理行:按月大升26%

有本港代理行最新統計,10月份商廈市場錄約526宗租賃成交,涉及樓面約156萬方呎,較去年同期分別大升約26.44%及約50.51%。

該行代理表示,月內市場錄得較為矚目的大手租務成交,如金管局以呎租約58元承租西九龍柯士甸道西1號環球貿易廣場22樓、25樓及27樓共三層樓面,面積共約10.8萬呎,月租約626.4萬。

九龍整體空置率錄13.48%

九龍區整體空置率錄13.48%,按月跌0.51個百分點。東九龍區甲廈空置大改善,觀塘錄約11.07%,按月跌1.87個百分點,為今年該區最低紀錄。

尖沙咀空置率最新錄8.51%,按月微升0.13百分點,按年同期比較則跌0.67個百分點。至於港島區,10月份空置率整體錄12.34%,按月降0.07個百分點,而與去年同期11.8%相比,則升0.54個百分點,個別核心區錄顯著改善跡象,其中銅鑼灣區10月份錄空置率8.8%,按月及按年分別跌0.49及0.53個百分點。

中移動洽購紅磡祥祺中心全幢

目前總部設於葵涌的中移動香港,正在洽購紅磡地標甲廈祥祺中心全幢,買賣雙方並爭取年底前完成交易,最高報價區間為30億。

彭博引述消息人士指,中移動香港正在洽購九龍紅磡祥祺中心,買賣雙方爭取年底前完成交易,報價區間最高位30億,取決於滿足某些條件,細節正在洽談中,期間可能會發生變化。

價格最高達30

報道引述銷售文件稱,該物業包括一幢辦公大樓、一座商舖和155個車位,於2022年估值約70億。而據一間外資代理行於2023年提供資料顯示,祥祺中心由一座臨海甲級寫字樓及一座商舖組成,總樓面面積合共約27.9萬方呎,並坐擁155個車位,原業主提供物業估值約70億。不過,當時市場人士指,基於寫字樓租金大跌,該全幢市值已跌至約40億至50億。

爭取年底前完成交易

祥祺中心被恒生銀行接管,羅兵咸永道獲委任為接管人,一間外資代理行為獨家代理人,去年5月開始在市場放售,該代理行於今年中透露,祥祺中心自從去年中放售以來,獲得不少本港及內地買家青睞。該全幢臨海,望維港景,屬優質甲廈,目前有多層由永明金融香港承租作為集團總部。

作為內地龍頭之一的中國移動,一直積極在港拓展,早年已租用葵涌九龍貿易中心作為總部,集團更早於2013年斥資約10億購入該廈4層樓面作為自用。今年初,集團旗下相關公司以1.35億購入大埔工廠自用。地產界人士預期,是次洽購祥祺中心全幢,料日後作為集團在港總部,擁有命名權。

前年全幢估值70

該廈曾獲另一家國企洽購,今年較早前項目招標時,據悉國企中國電信亦表示興趣,該集團目前租用灣仔告士打道光大中心高層,作為在港辦公室,估計集團競投該紅磡商廈,亦有意購入作集團自用總部。

鄧成波家族2銀主盤標售 市價3.4

太子道西90至94號大華大廈兩層,以及佐敦偉晴街14至42號兩層舖位正標售,截標日期為2025年2月21日 (星期五),連同現有租約或交吉出售,兩項物業分別市值約1.7億元,合共市值約3.4億元。

大華大廈招標出售部分的總建築面積約21,200平方呎,1樓至4樓每層的建築面積約為5,000平方呎。現時主要由護老院租用。偉晴閣招標出售部分的總建築面積約為11,600平方呎,現時物業主要由護老院承租,現有租約至2031年 (連續租權)。

翻查資料,兩項物業曾由鄧成波家族持有,波叔於2018年,分別以2.5億購入大華大廈項目,以及以3.3億元購佐敦偉晴街地下至1樓,近期兩項物業均淪銀主盤,按現時市值計算,合共已較入價低約4成。
