Property 'headed for a U-shaped rebound'


Hong Kong's property market has reached a short-term bottom and may see a U-shaped rebound in the future, property agent said.

The market is now settling down, but the medium and long-term prospects will depend on the performance of the real economy, the agent said on a television program yesterday.

The rebound may not be V-shaped but it is also not L-shaped that will always stay low, the agent noted.

The agent believes that the pace of US interest rate hikes will be slower even if rate cuts are out of the question in the near future as the Federal Reserve has to balance economic and employment factors.

Regarding the Housing Bureau's latest estimation that some 105,000 new private residential homes may be available in the coming three to four years, the agent said the bureau was "playing with numbers," pointing out that the actual number completed every year was only around 20,000 homes, about 10,000 fewer than in the eighties.

Meanwhile, a property agency recorded a total of 13 deals in the 10 major housing estates over the weekend, down from 14 a week ago.

Its rival another agency saw a 7.1 percent week-on-week rise in the top 10 estates transactions to 15 even amid the traditional off-season Lunar New Year.

Another agent said the border reopening and expectations of a less-hawkish Fed continued to boost the overall market sentiment as well as transaction numbers.

Many homeowners are optimistic about the outlook and have raised their asking prices, the agent said. The agent expects the market to be even more buoyant in February.

Primary market sentiment has also improved of late.

Henderson Land Development's (0012) One Innovale - Cabanna in Fan Ling recorded two deals yesterday, sending total sales this month up to 143 flats.

In Ho Man Tin, 128 Waterloo, co-developed by Top Spring International (3688) and Chun Wo Development, sold a 1,258-square-foot flat with four bedrooms for HK$34.75 million, or HK$27,623 per sq ft via tender.

A total of four flats with four bedrooms were sold in the month with the developers raking in over HK$130 million.

觀塘巧明街甲廈出租率逾30% 新地陳康祺:廣泛應用建築信息模擬技術

發展商致力發展綠色建築,新地執行董事陳康祺表示,集團廣泛應用建築訊息模擬 (BIM) 技術,旗下95個香港項目已獲108項綠色建築相關認證,其中觀塘巧明街98號,更是全數達到世界級環保建築標準,寫字樓出租率約30%。

陳康祺接受訪問時認為,近年愈來愈多大企業及跨國企業在選擇寫字樓時,會考慮物業是否持有環保建築標準認證為先決條件,綠色建築概念將成為全球大趨勢。

陳康祺稱,新地的綠色建築及生活概念不只是口號,集團一直以來都有投入資源及資金,持續優化旗下物業的環境表現,並運用創新科技發展智慧綠色建築,有助減少建築物能源虛耗,以及維修保養成本,長遠來說有效節省整體開支。

已獲108項綠色認證

陳康祺指,集團獨特之處是採用垂直結合業務架構理念,不同團隊一起參與整體規劃,確保每個環節都達到非常高的水平,也確保最新的核心商業項目達到世界級的環保和智能標準。

就以旗下觀塘巧明街98號的綜合商業項目為例,陳康祺透露,項目採用投資逾2000萬的智能大廈管理系統,能實時監察和調校項目內的空氣質素、冷氣系統等,達到最佳節能效果,相當於每年減少逾2.1萬噸二氧化碳排放量。

如今建築業界重視智能科技應用,陳康祺表示,新地早於十多年前已開始使用建築信息模擬技術 (BIM),而在巧明街98號項目更是全面使用BIM,減省在地盤施工時出錯的機會,亦有助物管處理日後的管理和維修。

達世界級環保和智能標準

陳氏透露,以往取得世界級環保建築認證的項目均以寫字樓為主,而巧明街98號屬於本港首個從設計、建築、設施管理和建築物運作方面,均囊括美國LEED及WELL最高級別的鉑金認證,以及香港綠色建築議會頒授的綠建環評 (BEAM Plus) 新建建築鉑金認證的綜合商業項目;至於環球貿易廣場新鴻基中心國際金融中心一期及二期同樣榮獲LEED鉑金級認證,其中樓齡超過40年的新鴻基中心,更是獲頒此殊榮樓齡最高的香港商廈。

巧明街98號「The Millennity」由兩座大樓組成,各提供20層甲級寫字樓,總面積樓面約65萬方呎,基層為10層大型商場,以及設有地庫4層停車場。項目已取得入伙紙,甲級寫字樓現時有約3成出租率,基座商場最快於明年開始招租。
