The secondary property
market showed a slight rebound with six deals at 10 major housing
estates over the weekend but continued to remain sluggish with
significant discounts offered by new projects.
A property agency
recorded six transactions at the 10 estates over the weekend, an
increase of one compared to the previous weekend.
For the sixth consecutive
weekend, the number of deals remained in the single digits, though
gradually increasing from a low point. However, half of the estates
still reported no deals.
An agent said that Yoho West,
a new residential development in Tin Shui Wai initiated its first batch
over the weekend at an extremely affordable price, drawing a
considerable crowd of prospective buyers.
On Saturday, Sun Hung Kai Properties (0016) released the first batch of Yoho West, offering 350 flats at prices ranging from HK$2.99 million to HK$10.99 million after discounts.
The low pricing strategy
has affected the secondary market, especially in the New Territories,
prompting some second-hand property owners to enhance their negotiation
flexibility, which successfully stimulates activity in the sluggish
secondary market, the agent said.
Meanwhile, another
property agency recorded six deals at 10 major housing estates, compared
to the five the previous weekend, the sixth consecutive week of
single-digit home transactions.
In Lai Chi Kok, a
638-square-foot flat in Mei Foo Sun Chuen was sold for HK$6.9 million,
resulting in a paper loss of HK$1.55 million for the owner within six
years.
Yoho West
sold 338 out of 350 flats in the first round of sales, representing 97
percent of the total, and making it the best-performing new project in
four months.
The developer generated over HK$1.78 billion from the sale of the 338 flats.
Deputy managing director
Victor Lui Ting said that, given the high demand from previously
subscribed buyers who were unable to secure an apartment, they plan to
promptly release additional units to meet market demand.
Yoho West is set to release more flats as early as today, with the offerings focusing on studios.
The second round of sales is expected to take place over the upcoming weekend.

資本策略過往多投資商業項目,資本策略地產 (00497) 執行董事何樂輝指出,寫字樓因整體空置率高,消化需時。
資本策略一向擅長發展商業項目包括寫字樓、商舖等,何樂輝稱,高息持續對工商舖衝擊頗大,後市上以酒店較理想,而寫字樓則相對看淡,「現時市場上有逾千萬平方呎寫字樓待消化,實在需時。」
港人北上消費潮 料屬短暫
他提到,因環球經濟轉弱等因素,通關後機構擴充個案不多,反之縮減樓面,「租客基本上以降成本縮業務為主,寫字樓租兩層變一層,租一層變半層。」他認為,寫字樓租金在疫情跌得很急,近一年跌幅已緩和。
至於零售方面,他謂通關後港人北上消費成風,本港消費轉弱,他以集團發展中環閣麟街48號銀座式商廈 FOCO 為例,物業樓高25層,租客主要為中高檔特色餐廳、酒吧為主,「開業一年多,年初至今仍有5、6層樓面待租,可見今年餐飲生意受影響頗大。」不過他認為,北上消費熱潮可能僅屬短暫,「港人始終多仍會選擇在港,起碼較為方便。」

尖區金馬倫道舖呎租117元 較疫市期間加17% 連鎖餐廳進駐
核心區舖位受食肆追捧,尖沙咀一個地舖,以每月21萬租出,新租客棋哥燒鵝,較三年前舊租金 (其時為疫市) 加17%,平均呎租117元。
上址為金馬倫道34至36A號福僑大廈地下A及B號,建築面積約1800方呎,舊租客牛匠石燒近期約滿,舖位隨即獲承租,新租客為棋哥燒鵝,月租21萬,平均呎租117元,簽署三年梗約,另有續租年期。事實上,該舖位多年來租客皆為食肆,而且從未間斷的接連承租,最新租金較3年前疫情肆虐時增加3萬,幅度為17%。
每月租金21萬
該舖位上手租客牛匠石燒,於2020年11月進駐,月租18萬,月前約滿後遷出,再上一手租客為龍門冰室,於2019年6月進駐,月租23萬,於經營短短一年多時間提早遷出,雖然如此,舖位亦於短時間有租客接手。
業內人士表示,尖沙咀食肆廣受遊客及本地客追捧,一般消費能力較高,除了午市及晚市外,於平日時間,附近寫字樓商戶對外賣需求亦殷切,令食肆具一定承租能力,由於交租穩定,業主鎖定食肆租戶,租約條件亦較為彈性。
金馬倫道靠近尖東段的食肆林立,接近彌敦道的則不乏零售店及藥房,近期一宗矚目租賃為接近彌敦道的一個地舖,丟空逾2年,以每月約10萬租出,平均呎租233元,新租客為余仁生,由同街道搬遷位置更顯眼的舖位。
較三年前租金高3萬
彌敦道80號金鑾大廈地下E號舖,舖面向金馬倫道,建築面積約430方呎,以每月10萬租出,新租客余仁生來自同一幢大廈G舖,建築面積約500方呎。
余仁生承租該舖位逾10年,G舖近日以每月13萬元放租,估計該舖舊租金每月約13萬元,余仁生搬舖既節省租金,位置亦更顯眼。該E號舖前租客為來自內地的金行老鳳祥,於2018年5月至2021年5月期間月租高達35萬。
該舖位最新租金較3年前疫情肆虐時增加3萬,幅度為17%。
