Phoenext sales dent secondary market


Wang On Properties (1243) sold about 60 percent of the 165 flats on offer at Phoenext in Wong Tai Sin, helping squeeze the secondary market again.

The new project sold 96 flats on Saturday for HK$480 million in total with the most expensive one fetching HK$7.06 million.

The developer said the response had been "ideal" and it will put more flats on sale as early as today.

Phoenext received 1,160 checks for the 165 flats, making them six times oversubscribed. The flats were priced between HK$3.38 million and HK$7.44 million.

Meanwhile, Emperor International (0163) is offering discounts of up to 12 percent for 25 selected homes at SouthSky in Aberdeen. After discounts, they cost between HK$4.17 million and HK$7.3 million or HK$14,590 and HK$ 18,253 per square foot.

The project has a total of 110 homes but only 43 have been sold since its launch in October.

Over the weekend, The Coastline in Yau Tong developed by CK Asset (1113) sold three flats for HK$26.07 million.

And in the luxury market Chinachem's Bisney Crest in Pok Fu Lam also recorded a sale for HK$180 million or HK$41,012 per sq ft.

However, the number of second-hand sales across 10 major housing estates slumped 40 percent weekly to nine, a property agency said.

An anget said new home sales at Phoenext had attracted buyers, and second hand homeowners had to offer a larger price cuts to compete.

And the 10 blue-chip estates tracked by Hong Kong Property Services saw six deals over the weekend, down by 1 percent weekly.

Mei Foo Sun Chuen in Lai Chi Kok was the best-performing estate with three deals.

Another agent said he remained confident in the secondary market as home viewings in all districts remain active.

In other secondary deals, a foreclosed unit at Mei Foo Sun Chuen sold for HK$6.3 million or HK$8,762 per sq ft while a flat at Taikoo Shing in Quarry Bay sold for HK$6.48 million, or HK$12,226 per sq ft, leaving the seller with a loss of over HK$800,000.

Meanwhile, the turnover of commercial buildings surged sixfold to HK$5.76 billion in December over the previous month partly due to a mega purchase by Chinese sports brand Li Ning (2331), with the number of transactions rebounding 20 percent to 61, another agency reported.,

Rents and selling prices of Grade A offices rose 0.5 percent and fell 0.76 percent respectively, and Grade B offices saw rents falling 1.9 percent and selling prices up 0.6 percent.

There were three Grade A office deals including a HK$2.2 billion purchase of the 144,000-sq-ft Harbour East building in North Point by Li Ning. Its average price of HK$15,333 per square foot was above the market rates.

Harbour East will be home to Li Ning's Hong Kong headquarters.

The agency also said Hong Kong's revived Capital Investment Entrant Scheme will benefit sales of small and medium-sized commercial properties, and that turnover of commercial buildings is expected to rise 25 percent this year.

代理行:商廈錄61宗成交按月升19.6%

商廈市場恢復動力,有本港代理行發表的商廈市場報告指,12月份商廈錄61宗註冊,按月反彈約19.6%,金額共錄57.6億,按月升約5.8倍。分散業權甲廈租售價分別按月升約0.5%及跌約0.7%,乙廈租售價分別按月跌約1.9%及升約0.6%。

李寧22億購全幢作總部

上月50大指標甲廈錄3宗成交,包括港島北角電氣道218號港匯東全幢,買家為中資運動品牌李寧,面積約14.4萬方呎,金額約22億,平均呎價約15333元,高於該區市場水平。

市場消息指出,港匯東部分樓面擬用李寧總部,展現李寧對香港業務前景充滿信心。

另外,中環皇后大道中99號中環中心高層全層,涉及面積約2.7萬方呎,成交金額約7.5億,平均呎價約27812元,低於該區市場水平。

中資填補外資空缺

儘管整體商廈租賃淡靜,上月尖沙咀錄一宗焦點商廈租務,富衛人壽保險以81萬承租北京道一號中層全層,面積達1.19萬方呎,呎租68元。

自2023年2月香港與內地全面恢復通關後,內地居民紛紛赴港購買保險,保險公司亦積極承租寫字樓。旅遊區尖沙咀靠近內地,成為保險公司青睞地點。

重啟投資移民利中小型商廈

實際上,疫情期間商業市場疲軟,保險需求未受影響。

自通關後,市場上出現中資企業大規模租入或購買商業樓,皆因香港作為一個國際化城市,以完善法律基礎及簡單分明稅務等優勢聞名,加上投資移民重啟,新增上限為1000萬的非住宅物業獲準投資,料中小型商廈受惠,預料今年全年商廈成交上升25%。

明嘉福家族放售一籃子商廈 市值約3.8億

老牌富豪明嘉福家族,放售中環翡翠中心多個商廈單位及舖位,面積約2.3萬平方呎,市值約3.8億元。

明嘉福家族委託兩間外資代理行,作聯合代理,以公開邀約形式出售中環威靈頓街98號翡翠中心一籃子商業物業,包括地下A舖、1至4樓、5樓A室、6樓、9樓A室、11至14樓及21樓。物業總建築面積約23,957平方呎,以現狀連租約出售,公開要約截收日期為2024年3月28日 (星期四) 正午十二時。

佔全幢總業權逾50%

翡翠中心地下至3樓為商舖,4樓以上為寫字樓。是次出售之單位建築面積由約918至2,920平方呎不等。物業位於中環核心商業地段,步行數分鐘便直達港鐵中環及香港站。據悉,物業現市值約3.8億元,呎價約1.6萬元。是次出售之物業,佔全幢大廈總業權超過50%。

據悉,明嘉福家族為該廈發展商,於1992年落成,部分樓面早年已賣散。該家族不時有買賣物業,包括2021年以2.42億元,沽出山頂道62號安寧台洋房。
